Signs Your Hose Bib or Outdoor Plumbing Needs Attention

  • The faucet drips from the spout when it is turned off
  • Water leaks from the handle or stem when the faucet is on
  • Wet stucco, stains or damp ground below the faucet
  • The faucet is loose, wobbles or is pulling away from the wall
  • The handle is stuck, spins freely or will not shut the water off
  • Little or no water comes out
  • A cracked or corroded faucet body
  • A leaking or stuck outdoor valve

What We Check

A leaking outdoor faucet is not always a faucet problem. When we inspect it, we look at:

  • The faucet itself, including its washer, stem, packing and body
  • How the faucet is mounted and whether it is secure to the wall
  • The connection to the water line behind the wall
  • Nearby shutoff and outdoor valves
  • Signs of water where it should not be, such as wet walls or soil
  • The exterior water line serving the faucet, when a problem points there

Repair or Replacement

Some outdoor faucet problems can be fixed with a repair, such as replacing a worn washer or packing. Replacement usually makes more sense when the faucet body is cracked or corroded, the threads are stripped, parts are worn out, or the faucet has been damaged. We explain what we find and the options before any work begins.

When the Problem Is Behind the Wall

If water is leaking at the connection behind the faucet, from the pipe that feeds it, or from a nearby valve, the repair goes beyond the faucet. That may mean opening access to repair the pipe or valve and then reinstalling or replacing the faucet.

When the exterior water line itself is leaking or damaged, see our water line repair service. If you suspect a hidden leak but cannot see where it is coming from, our leak detection service can help find it.

Hose Bib & Outdoor Plumbing FAQs

Why does my outdoor faucet drip when it is turned off?

A drip from the spout usually means a worn washer, seat or valve part inside the faucet. It can often be repaired, but an older or damaged faucet may be better replaced. We check the faucet before recommending either.

Can a leaking hose bib be repaired, or does it need to be replaced?

It depends on the cause. Worn washers or packing can often be repaired. A cracked, badly corroded or stripped faucet, or one with a damaged connection, usually needs replacement.

Water is leaking behind the wall near my outdoor faucet. What does that mean?

The leak may be at the connection behind the faucet, in the water line feeding it, or at a nearby valve. That can mean opening access to repair the pipe or valve. If the exterior water line itself is damaged, see our water line repair page.

My outdoor faucet is loose. Is that a problem?

It can be. A faucet that moves when you use it can stress the pipe connection behind the wall and lead to a hidden leak. We check how the faucet is mounted and whether the connection is sound.
